It sleeps up to 36. There are also houses for 16 and for 24, all made of several apartments with their own kitchen, bathroom and tiled stove. Everyone keeps their privacy and the group still stays together.
For tour operators we combine houses and apartments into one package, with an offer for your dates.
No reception, no dining hall, no key cards. You get the key on your phone and a wooden house that is yours for the stay. The Bad Kleinkirchheim ski area is all around, details at kaernten.at.
From January 2027 we cook for the group on request, and farm-to-table breakfast is available on request.

Yes. Beim Oswald has 63 apartments, and Kirchleitn is about 200 m away.
We agree that in a personal offer for your programme.
No, Beim Oswald is car-free. Cars and coaches park for free outside the village, and you carry your luggage the last few metres.
There is no restaurant in the village. Every apartment has a kitchen, and the village shop in Kirchleitn across the way is open daily until 10 pm. From January 2027 we cook for groups on request, and a farm-to-table breakfast is available on request.
